Landlords

Our lettings department provides a friendly, professional and personal service to landlords looking to find a tenant whether it be on a "let only" or a "fully managed" basis. We can tailor make a package to suit you.

 Whether you are an established landlord, a first time investor or simply needing to rent in order to move elsewhere, we can provide valuable advice and assistance from the early stages of purchasing your investment property, find the right tenant for you and deal with the ongoing property management.

 With a strong knowledge of the rental market and regulations we also have in depth local area and property knowledge, meaning we can promote your property in the best possible way and find you the perfect tenant.

Our main packages are the ‘Let Only’ service and ‘Full Management’ service which include:

  • Full marketing of your property with comprehensive advertising in branch
  • Listing on mosleyjarman.co.uk, rightmove.co.uk, onthemarket.com and other portals
  • Listings in Stockport Times West, Manchester Times
  • Distribution of property details via phone, text and email to our database
  • Accompanied Viewings
  • Full referencing of prospective tenants
  • Drawing up of tenancy agreements
  • Production of a detailed inventory
  • Arranging of the EPC, gas and electrical safety checks
  • Collection of the first month’s rent and deposit
  • Check in of the tenant

Clients requiring the Full Managed service will also benefit from on-going services including:

  • Lodging the deposit with the DPS
  • Continued rent collection, transferred via BACS with monthly statements
  • Quarterly property inspections
  • Check out at the end of the tenancy and assistance with any deposit disputes

Tenants

For those looking to rent a property we can offer a friendly and knowledgeable service to assist you in finding the perfect home quickly and easily.

The majority of our properties are offered on fixed term tenancies from 6 months to 3 years. There may be some exceptions whereby landlords will require a minimum 12 month tenancy or some that may consider shorter term lets.



All of our tenants will be required to go through our referencing procedure and will have to be able to provide evidence of income relevant to the monthly rental amount. In the event that your income does not quite reach the required level we can possibly accept a guarantor.

There is an administration fee which is payable upon agreeing to take a property. 

Upon completing the referencing procedure you will be able to confirm a move in date on which the first month’s rent and security deposit will be required in cleared funds.

We will then take you through the check in procedure which will include a full inventory and a schedule of condition of the property for your approval.

 Security deposits are usually one month’s rent plus £100, however in some instances may be more. Please check upon viewing

Letting Only

  • One months’ rent + VAT subject to minimum £495.00 plus VAT (£594.00).

Letting & Full Management

  • One months’ rent + VAT subject to minimum £495.00 plus VAT (£594.00) and 10% + VAT of the gross rent for full tenancy term subject to a minimum fee of £50.00 plus VAT (£60)

Additional Fees, Services & Charges

  • Letting & Full Management Renewal of tenancy documents £50 + VAT (£60)
  • Rent Guarantee & Legal Expenses policy (restrictions apply) - £125 for a 12 month policy with no excess
  • Legal Liaison/Court Attendance £100 plus VAT (£120.00) per hour/part + expenses
  • Tax Accounting £50.00 plus VAT (£60.00) per quarter
  • Valuation Letter £50.00 plus VAT (£60.00) per letter
  • Landlord Withdrawal from Offer £250 plus VAT (£300.00) + Tenant’s incurred costs
  • Letting & Full Management Renewal of tenancy documents £50 + VAT (£60)

Renting a Property Through Mosley Jarman

Applications

References will be required from all prospective applicants aged 18yrs or over and guarantors where applicable. These are taken up through our third part referencing agency UK tenant data.
An administration fee is required, this can be paid by bank transfer or credit / debit card (credit card payments are subject to a 3% fee) – we cannot accept payment by cash or cheque.

Administration Fees

  • Individual applicants - £180.00 (£150.00 plus vat £30.00)
  • Joint applicants - £240.00 (£200 plus vat £40.00)
  • Guarantors - £75.00 (£62.50 plus vat £12.50)
  • Company applicants - £300.00 (£250.00 plus vat £50.00)

The administration fee covers a charge towards the cost of;

  • Referencing
  • Drawing up the appropriate tenancy documentation, including the provision of a ‘draft’ contract for you to review ahead of signing the final copy on the day you move in.

First Month's Rent & Deposit

The first month’s rent and deposit are required in cleared funds a minimum of 24 hours before the commencement of the tenancy by bank transfer or credit / debit card (credit card payment are subject to a 3% fee). Unfortunately, we cannot accept payment by cheque or cash.
The deposit is normally equal to one month’s rent plus £100.00 but can vary – please check.
Failure to comply will delay access to your property, as we are unable to commence a tenancy without the funds being in are clients account.

Tenants' Obligations

Tenants will be responsible for the payment of the normal utilities, council tax and television licence. We would ask that tenants insure their own belongings and have suitable insurance in place to cover accidental damage to the Landlord’s property which will protect their deposit. £50.00 plus vat will be charged to the tenant for any renewal agreement which may be agreed between the landlord and the tenant, payable prior to the commencement of the new documentation ahead of the renewal or extension term.
No charge will be levied for the provision of a reference for the tenant.
If you are smokers or wish to keep pets please check that there are no restrictions when selecting a property.

Furnishings

Part furnished usually means that the property is has carpets/floor coverings, curtains and light fittings and kitchen white goods. Furnished usually means the provision of larger items i.e. chairs, sofa beds etc. However, it is always best to check.
